Common Questions

The calculator doesn't include PMI — can you add it?
It's on the list. PMI rates vary quite a bit depending on your loan-to-value ratio and the lender, so we want to handle it properly rather than just slap in a rough estimate. For now, a rough rule of thumb is to add 0.5–1% of your loan amount annually (divide by 12 for monthly).

Can I save or print my results?
Your browser's built-in print function (Ctrl+P or Cmd+P) works well for this — just run the calculation first, then print. The layout should come out reasonably clean.

Do you store any of my information?
No. The calculator runs entirely in your browser. We don't collect, store, or transmit any of the numbers you enter. See our privacy policy for full details.

The numbers look different from what my lender quoted — why?
A few reasons: lenders may round differently, the first payment date affects the exact amount, and this calculator doesn't account for PMI, HOA fees, or certain loan-specific adjustments. Your lender's Loan Estimate document is always the authoritative number.
